01

Is Driveway Sealing Worth It?

Quick answer

Sealing is worth it on an asphalt driveway that is still in fair or good shape. It slows the sun and water damage that turns asphalt gray and brittle, and it resists oil and gas spills. It does not fix potholes, heaving or wide cracks. On a driveway that is already failing, sealer only hides the problem for a season.

What does sealing actually do?

Sealcoat is a thin liquid coating spread over asphalt. Manufacturers say it protects against water, oil and UV damage and slows oxidation, the process that fades asphalt from black to gray and makes it brittle. Coal tar products are also sold as oil and fuel resistant.

What doesn't sealing do?

Sealer is not a repair product. Gardner, a sealer maker, states its sealers “are not intended to repair” large holes and cracks. The Federal Highway Administration says crack treatment is “uneconomical and technically unsound” on pavement with dense cracking or sinking, which needs repair instead.

Driveway conditionSealing worth it?
Faded, a few hairline cracksYes
Cracks up to 1/2 inchYes, after the cracks are filled
Spiderweb (alligator) cracking in patchesPatch those areas first
Potholes, heaving, sinking, crumbling edgesNo. Repair, resurface or replace

Does sealing make a driveway last longer?

Maybe, but the proof is thin. Every life-extension figure we found comes from the sealing industry. SealMaster, a sealer maker, says a regular sealing program “will more than double the life of the asphalt.” We found no independent, peer-reviewed study on residential driveways. Home inspectors (InterNACHI) put the typical life of an asphalt driveway at 15 to 20 years.

We don't pretend. If someone tells you sealing will double your driveway's life, know that the claim comes from people who sell sealer.

Does sealing make a driveway slippery?

It can when wet. Trade sources say sealer without sand can get slippery, and many sealers add sand for traction. Several retail sealers already contain sand. On a steep driveway, ask your sealer about a sand mix.

Does sealing prevent weeds?

Sealer alone doesn't. Weeds grow in cracks, so filling the cracks before sealing removes the gaps they grow in.

How Much Does Driveway Sealing Cost in NJ?

Quick answer

Prices vary more than most cost guides admit. A New Jersey contractor's published 2026 prices put a typical two-car driveway (400 to 600 sq ft) at $100 to $180 for one coat and $160 to $280 for two coats. National cost guides report much higher averages, about $1.25 to $1.50 per square foot, or $575 for an average job. Get at least two written quotes.

What does a NJ driveway cost to seal?

The only New Jersey price list we found comes from a NJ sealing contractor (March 2026). Treat it as one company's pricing, not a market average.

DrivewaySizeOne coatTwo coats
Single-car200 to 400 sq ft$80 to $120$130 to $180
Two-car400 to 600 sq ft$100 to $180$160 to $280
Wide two-car600 to 800 sq ft$150 to $240$230 to $360

The same contractor lists $0.15 to $0.25 per square foot for residential driveways in good condition.

Why do national cost guides show higher prices?

National guides survey a wider set of jobs and prices.

SourcePer sq ftTypical job
HomeAdvisor / Angi (2025 pricing)$1.25 to $1.50$282 to $868, average $575
Fixr (Jan 2025)$0.88 to $2.10$355 to $600, average $468
HomeGuide$1 to $2$400 to $800 for 400 sq ft

We can't fully explain the gap. National figures likely include minimum job charges, crack repair and prep work. That is exactly why AhTown is collecting real New Jersey quotes. We will publish them here in 2027.

How big is my driveway?

A one-car driveway is about 12 by 24 feet (288 sq ft). A two-car driveway is about 24 by 24 feet (576 sq ft). Measure length times width and add any turnaround or parking pad.

What else can add to the price?

  • Crack filling: $0.35 to $1.00 per linear foot (SealMaster). A NJ contractor lists $0.50 to $2.00 per linear foot for hot rubberized filler.
  • Minimum charges: many companies have one. Angi reports $100 to $200 minimums.
  • Pressure washing: $100 to $500 if needed (HomeAdvisor).
  • Second coat: usually 50 to 60% more than one coat, based on the NJ price list above.

How much does it cost to seal a driveway yourself?

About $100 for one coat on a 600 sq ft driveway, based on Home Depot prices checked September 26, 2026: two 4.75-gallon pails of Latex-ite Airport Grade ($32.98 each), an 18-inch squeegee ($19.97) and a gallon of crack filler ($10.98). Two coats run about $120 to $150. See DIY vs. hiring a pro.

03

When Is the Best Time to Seal a Driveway in NJ?

Quick answer

In New Jersey, the practical sealing season runs from about late May through September. Most sealer labels require 50 to 55°F and rising, day and night, plus 24 to 48 hours without rain. NJ nights usually stay above that from late May until early October. Early October works only during a warm stretch.

What temperature do you need to seal a driveway?

It depends on the product. Always follow your label.

ProductMinimum temperatureRain-free time
SealMaster50°F and rising for 24 hours24 hours
Latex-ite55°F and rising (ground and air)36 to 48 hours
JetcoatNot if it will drop below 60°F48 hours
Gardner Max 1065 to 90°F, rising36 hours

The number that matters most is the overnight low. Latex-ite warns that sealer applied when nights drop below 55°F may peel.

Why late May through September in NJ?

NOAA's 30-year averages (1991 to 2020) for Newark and Trenton:

MonthNewark high / lowTrenton high / low
April62.6 / 44.1°F62.9 / 42.1°F
May72.6 / 53.9°F72.4 / 51.6°F
September77.7 / 60.7°F77.1 / 57.7°F
October66.0 / 49.0°F65.5 / 45.9°F
November54.9 / 39.0°F54.5 / 36.3°F

April and November lows sit well below 50°F. October averages dip below 50°F too, so October jobs depend on the forecast. This window is our reading of NOAA data against the labels above.

Can you seal a driveway in September?

Yes. September is one of the best months in New Jersey: warm days, lows near 60°F, and lower humidity than July.

Should you seal your driveway before winter?

Only if the weather still meets the label. A late-October job risks peeling if nights drop below the minimum. If you missed the season, fill cracks in early fall while it's still warm enough, and seal in late spring.

When can you seal a new asphalt driveway?

Wait at least six months, ideally through one full summer. That is what Henry, Jetcoat and Gardner say. Latex-ite's Airport Grade label says up to 12 months. New asphalt needs time to release its oils and harden.

What time of day is best?

Mid-morning on a dry, sunny day, so the sealer has warm hours to dry. Avoid days with rain, heavy dew or fog in the forecast.

04

How Often Should You Seal Your Driveway?

Quick answer

Every 2 to 3 years for most asphalt driveways, according to SealMaster, a sealer manufacturer. Some Northeast contractors recommend every 2 years because of freeze-thaw cycles and road salt. Sealing every year is usually too often. Layers build up, then crack and peel.

How do you know it's time to reseal?

  • The color has faded from black to gray or tan.
  • Water soaks in and darkens the surface instead of beading up.
  • Small stones are showing through the surface.
  • Hairline cracks are appearing.
  • The surface feels rough.

A quick test: pour a cup of water on the driveway. If it soaks in fast and darkens the asphalt, the old sealer has worn off.

Should you seal your driveway every year?

Usually not. Sealing contractors warn that too many coats build up into a thick, inflexible layer that cracks and peels. Latex-ite says thick coats cause “mud cracks” and cure poorly. Henry's HE200 label says to apply no more than one coat.

Does a blacktop driveway need sealing more often than asphalt?

No. Blacktop and asphalt are the same thing for a driveway. The same schedule applies.

What about concrete driveways?

Sealcoating is for asphalt only. Concrete uses a different product, usually a penetrating silane or siloxane sealer.

05

How Long After Sealing Can You Drive on Your Driveway?

Quick answer

Wait 24 to 48 hours before driving on a freshly sealed driveway, and 1 to 6 hours before walking on it, depending on the product and weather. Cool temperatures, shade and humidity slow drying. When in doubt, wait the full 48 hours.

Drying times by product

ProductWalk on itDrive on it
Gardner Max 101 to 2 hours24 to 48 hours
Latex-iteA couple of hours24 hours minimum
Henry HE200About 4 hours (dry to touch)24 to 48 hours
Jetcoat3 to 6 hours (dry to touch)8 to 24 hours in ideal conditions
SealMasterNot stated24 hours minimum

Label times assume about 70°F and low humidity. A shaded driveway on a cool day takes longer.

How long after sealing can it rain?

Most labels ask for 12 to 48 hours without rain. Rain on uncured sealer can wash it off or leave streaks.

What else should you avoid while it cures?

  • Turn off lawn sprinklers for at least a day.
  • Keep kids, pets and bikes off it.
  • Block the driveway entrance so delivery drivers don't pull in.

Crack Filling vs. Sealcoating: Which Does Your Driveway Need?

Quick answer

Most driveways need both, in that order. Sealcoat is a thin surface coat. It covers hairline cracks, about 1/8 inch or less. Cracks from 1/8 inch to 1/2 inch need a crack filler first. Wider cracks need a heavier filler or a patch. Let filler cure about 24 hours before sealing.

Five rows showing crack widths drawn to scale on asphalt against the repair each one needs: hairline up to one eighth of an inch is covered by sealcoat, one eighth to one half needs pourable filler then sealing, one half to one inch needs trowel grade or hot rubberised filler, alligator cracking must be cut out and patched, and potholes or heaving need the base repaired.
Cracks drawn to scale. Sealer poured over an open crack sinks in and the crack comes back.

Which fix matches which crack?

Crack or damageFix
Hairline, up to 1/8 inchSealcoat covers it
1/8 to 1/2 inchPourable crack filler, then seal
1/2 to 1 inchTrowel-grade filler, or hot rubberized filler by a pro
Spiderweb (alligator) cracksCut out and patch
Potholes, heaving, sinkingRepair the base. Sealing won't help

Retail fillers like Latex-ite 2X are rated for cracks up to 1/2 inch. For deep cracks, the label says to fill the bottom with sand or foam backer rod first.

What is hot rubberized crack filler?

It's a filler that professionals melt and pour hot. It stays flexible as the driveway expands and contracts, which matters with New Jersey's freeze-thaw winters. Federal Highway Administration research treats cracks roughly 0.2 to 0.75 inch wide as candidates for this kind of sealing.

What's the difference between sealing, resurfacing and repaving?

  • Sealing: a thin protective coat on top. Cheapest, and done every few years.
  • Resurfacing: a new layer of asphalt laid over the old one. For a surface that's worn but still has a solid base.
  • Repaving: tearing out the old driveway and replacing it. For a failed base, heaving or widespread breakup.

Can you seal a driveway with cracks?

Yes, but fill the cracks first. Sealer poured over an open crack sinks in, and the crack comes back.

Coal Tar vs. Asphalt Emulsion Sealer: What's the Difference?

Quick answer

Coal tar sealer resists oil and gas well, but it contains about 1,000 times more PAHs (polycyclic aromatic hydrocarbons) than asphalt-based sealer, according to the U.S. Geological Survey. Six states, including neighbors New York and Maryland, have banned it. As of September 2026, we found no statewide ban in New Jersey. You can ask your sealer which product they use.

What are the three main types?

TypeWhat to know
Coal tarDurable and fuel resistant. Highest PAH levels
Asphalt emulsionAsphalt-based. Far lower PAHs
AcrylicCosts more, comes in colors

Why do some states ban coal tar sealer?

The U.S. Geological Survey found:

  • Coal tar sealcoat contains 35,000 to 200,000 mg/kg of PAHs.
  • House dust in homes next to coal-tar-sealed parking lots had 25 times more PAHs.
  • Runoff up to 42 days after application killed all test minnows and water fleas in lab studies.
  • After Austin, Texas banned coal tar sealer in 2006, PAHs in a local lake fell 58%.

Several PAHs are probable human carcinogens. A 2013 USGS study estimated elevated lifetime cancer risk for people living next to coal-tar-sealed pavement.

Which states ban coal tar sealer?

StateBan took effect
WashingtonSale 2012, use 2013
Minnesota2014
New YorkSale 2022, use 2023
Maryland2023
MaineSale 2023, use 2024
VirginiaSale 2024, use 2025

New Jersey: no statewide ban and no pending bill that we found, as of September 2026.

What should you ask your sealer?

Ask “Is your sealer coal tar or asphalt emulsion?” and have the product named in your written quote.

Should You Seal Your Driveway Yourself or Hire a Pro?

Quick answer

DIY costs about $100 in materials for one coat on a 600 sq ft driveway and takes most of a weekend plus drying time. A pro costs more, often $100 to $280 in New Jersey based on one contractor's published prices, but brings spray equipment, hot crack filler and a faster job. DIY makes sense for a small driveway in good shape. Hire out for large driveways, many cracks or a steep slope.

DIY vs. pro at a glance

DIYPro
Cost, 600 sq ft, one coatAbout $100 in materialsAbout $100 to $180 (one NJ contractor); national guides report more
TimeA weekend, plus 24 to 48 hours dryingA few hours, plus drying
Crack fillingCold-pour filler, up to 1/2 inchHot rubberized filler for wider cracks
ApplicationSqueegee or brushSpray or squeegee rigs

What do you need to seal a driveway yourself?

  • Sealer: two or more 4.75-gallon pails. Latex-ite says one pail covers 400 to 500 sq ft on smooth or previously sealed asphalt, and 300 to 400 sq ft on rough or never-sealed asphalt.
  • A driveway squeegee. Latex-ite calls it the best applicator and says a roller voids its warranty.
  • Crack filler, oil spot primer, push broom, hose and a stir stick.

Where does DIY go wrong?

  • Coats too thick. Every label says two thin coats beat one thick coat. Thick coats crack.
  • Skipping oil spots. Sealer peels off oil stains unless they're cleaned and primed.
  • Sealing too late in the year. Cold nights cause peeling. In New Jersey, finish by the end of September.
  • Not filling cracks first. Sealer over an open crack doesn't last.

Is DIY sealer the same as what pros use?

Not always. Many pros buy bulk sealer and mix in sand and additives. Retail pails are ready to use. Ask a pro what product they use and whether they thin it.

How to Prepare Your Driveway for Sealing

Quick answer

Sweep it, wash it, fill the cracks, and treat oil stains with a primer. Let crack filler cure about 24 hours. Whether the driveway should be dry or slightly damp when you seal depends on the product, so check the label. Skipping prep is the most common reason sealer peels.

Step by step

  1. Pull weeds and edge the grass so sealer reaches the edges.
  2. Sweep loose dirt and stones.
  3. Wash. Hose or pressure wash. Latex-ite suggests a 50/50 bleach and water mix for moss on shady edges.
  4. Degrease oil spots. Scrub with detergent, then brush on oil spot primer. Latex-ite says let primer dry 30 minutes.
  5. Fill cracks. Let filler cure about 24 hours before sealing.
  6. Check the label for dry vs. damp. Latex-ite wants the surface fully dry (24 hours after washing). Jetcoat and Gardner want it slightly damp with no standing water.
  7. Tape off garage doors, walkways and anything you don't want stained.

Can you seal over oil stains?

Not directly. Sealer doesn't bond to oil and will peel. Clean and prime oil spots first. Even then, very old or deep stains can show through.

Can you seal a driveway if it's wet?

Only if the label allows a damp surface, and never with standing water. Some products require a fully dry driveway.

Can you seal a driveway in sections?

Yes. Many homeowners seal half at a time to keep a path to the garage. Overlap the edges slightly so no seam shows.

Driveway Paving vs. Sealing in NJ: Which Do You Need, and How Do You Hire a Paver?

Quick answer

Sealing protects asphalt that's still sound and costs a few hundred dollars. Paving replaces or resurfaces a driveway that's failing, at about $7 to $15 per square foot, or roughly $2,800 to $5,600 for a 400-square-foot driveway, according to NerdWallet. Asphalt lasts 15 to 30 years. In New Jersey, a paver must be a registered home improvement contractor, and a job over $500 needs a written contract.

Seal, resurface or replace?

What you seeUsually needs
Gray, faded asphalt with hairline cracksSealing
Cracks up to 1/2 inchCrack filling, then sealing
Surface cracks and small potholes on a solid baseResurfacing: a new layer on top
Sinking, heaving, crumbling edges, standing waterFull replacement, base and all
Near the end of its life (15 to 30 years for asphalt)Get a replacement quote

Resurfacing fixes the surface but not deep damage underneath.

What does paving cost?

ItemCost (NerdWallet, 2025)
Asphalt, installed$7 to $15 per sq ft
Concrete, installed$8 to $18 per sq ft
Pavers, installed$10 to $30 per sq ft
200 sq ft (10 x 20)$1,400 to $2,800
400 sq ft (20 x 20)$2,800 to $5,600
Removing the old driveway$1,000 to $3,000
Excavation$1,000 to $2,500
Permit, where requiredAbout $250
Steep, curved or odd shapesAdd 15% to 30%

Asphalt lasts 15 to 30 years. Concrete and pavers last 20 to 50.

What should a paving quote say?

  1. Whether the old driveway comes out, or new asphalt goes on top
  2. How the base is prepared: digging, gravel and compaction
  3. The asphalt thickness after it's rolled and compacted
  4. How water will drain: the pitch, and where it runs
  5. The apron at the street, and whether your town needs a permit for it
  6. Edges, cleanup and hauling away debris
  7. The warranty, in writing

Ask your town whether the apron or curb needs a permit before work starts.

Red flags

Consumer protection offices in Iowa and Wisconsin describe the same pattern:

  • A crew knocks uninvited with “leftover asphalt from a job nearby”
  • Trucks with out-of-state plates and no company name
  • A price far below anyone else's
  • Cash up front, or the full price before work starts
  • A price that jumps once work begins, or a promised top coat that never goes down

In New Jersey it's unlawful to claim a discount is due to leftover materials from another job. See driveway scams.

When can you seal a new driveway?

Not right away. Sealer makers say to wait at least six months, ideally through one full summer. See best time to seal.

How to Hire a Driveway Sealing Company in New Jersey

Quick answer

In New Jersey, a driveway sealing company is a home improvement contractor and must be registered with the NJ Division of Consumer Affairs. Look up the registration number before you hire. For jobs over $500, New Jersey law requires a written contract and gives you three business days to cancel.

Does a driveway sealer need to be registered in NJ?

Yes. New Jersey's rules define home improvement to include “the construction, installation, replacement, improvement, or repair of driveways” (N.J.A.C. 13:45A-16.1A). Registered contractors must:

  • Carry at least $500,000 in commercial general liability insurance per occurrence.
  • Show their registration number on ads, contracts, invoices and commercial vehicles.

Look up any contractor: newjersey.mylicense.com/verification. Registrations are listed under the business name. Questions go to NJ Consumer Affairs at 800-242-5846.

What must a NJ contract include?

For jobs over $500, the contract must be in writing and include:

  • The contractor's legal name, business address and registration number
  • A copy of their liability insurance certificate, with the insurer's phone number
  • A description of the work and the main products and materials
  • Start and completion dates
  • The total price
  • Any warranty or guarantee

Many single-driveway jobs come in under $500, so the rule may not apply. Ask for a written quote anyway.

Can you cancel a driveway sealing contract in NJ?

Yes, for contracts over $500. You can cancel until midnight of the third business day after you receive a copy, by written notice. The contract must say so in bold print. If a salesperson came to your door, the federal Cooling-Off Rule also gives you three business days on sales of $25 or more.

Ten questions to ask before you hire

  1. What is your NJ home improvement registration number?
  2. Can I see your insurance certificate?
  3. What sealer do you use: coal tar or asphalt emulsion?
  4. Do you thin it or add sand?
  5. One coat or two?
  6. Is crack filling included, and what filler do you use?
  7. How do you clean and prep the driveway, including oil spots?
  8. When can I walk and drive on it?
  9. What happens if it rains before it cures?
  10. What's your warranty, in writing?

Where do you find one?

AhTown features one driveway sealing company per ZIP code in New Jersey. Featured Pros pay for placement. AhTown does not endorse, verify or guarantee any provider, so run the registration check above for any company you call. Find the pro in your ZIP.

Driveway Sealing Scams in New Jersey: How to Spot Them

Quick answer

The classic scam is a crew that knocks on your door saying they have leftover asphalt from a job nearby. They push you to decide on the spot, want cash, then do a thin, poor job or raise the price midway. NJ police departments have warned about this for years. It is unlawful in New Jersey to claim a discount is due to leftover materials from another job.

What are the warning signs?

  • They show up unannounced and say they're “working in the area.”
  • They claim to have leftover material. NJ State Police note this is rarely true.
  • They want an answer today and payment in cash, up front.
  • No written contract, no registration number.
  • The price is very low, then rises once work starts.
  • Unmarked trucks and no permanent business address.

Has this happened in NJ?

Yes, repeatedly:

  • Bloomingdale, 2025: police arrested a door-to-door crew accused of damaging a driveway and raising the price by thousands.
  • Woodbridge, 2023: police warned about a driveway sealing scam targeting older residents.
  • Milltown, 2019: residents reported the leftover-asphalt pitch.
  • Bernards Township, 2017: police issued a warning with the same list of signs.

What should you do if someone knocks?

  1. Ask for their town solicitor permit. Many NJ towns require one.
  2. Ask for their NJ home improvement registration number and check it at newjersey.mylicense.com/verification.
  3. Get a written contract. Never pay the full amount in cash up front.
  4. Remember your right to cancel within three business days.
  5. If something feels off, call your local police non-emergency line.

What NJ Winters Do to Your Driveway (and What to Do in Spring)

Quick answer

Water is the enemy. It seeps into cracks, freezes, expands and breaks the asphalt from below. Road salt makes it worse: research shows chloride de-icers combined with freeze-thaw cycles loosen the bond between asphalt and stone. Filling cracks and keeping a sealed surface limits how much water gets in. Inspect and repair every spring.

How does winter damage asphalt?

Pennsylvania's road agency explains the cycle: water gets into the base through cracks, freezes into ice layers that push the surface up, then thaws in spring and softens the base. Tires then break the weak spots into potholes. Research from 2024 found that chloride de-icers plus freeze-thaw cycles cause asphalt to separate from the stone in it.

Does sealing protect against road salt?

Indirectly. Sealer and crack filler keep water out of the base. We found no independent test of how well sealcoat itself resists salt, so be skeptical of anyone who promises it.

What should you do in the fall?

  • Fill cracks while it's still warm enough for the filler label (Latex-ite asks for 55°F and rising).
  • Put driveway markers along the edges so plows stay on the pavement.

Spring checklist

  1. Rinse off salt and sand.
  2. Walk the driveway and look for new cracks, plow gouges and soft spots.
  3. Fill cracks once temperatures reach the filler's minimum.
  4. Patch potholes.
  5. Seal in late spring if it's due. See how often to seal.

Should You Seal or Fix Your Driveway Before Selling?

Quick answer

If it's asphalt in fair shape, yes. Fill the cracks, then seal it at least two days before photos so it's dry and black in every shot. Sealing works in New Jersey from about late May through September. It won't hide potholes, heaving or alligator cracks, which need patching. For a concrete driveway or walk, power wash it and patch cracks instead.

The pre-listing driveway list

ProblemFix
Faded, gray asphalt in fair shapeFill cracks, then sealcoat

How should you time it?

  • Seal at least a few days before the photographer. Wait 24 to 48 hours before driving on it
  • Don't seal the day before showings. Fresh sealer smells and gets tracked inside
  • Listing in March or April? It's usually too cold to seal. Fill cracks, sweep and edge, and leave the seal to the buyer

What does it cost?

One New Jersey contractor's published 2026 prices put a two-car driveway at $100 to $180 for one coat. National guides report averages of about $575. Get two written quotes.

Is it worth it?

A sealed driveway won't add much to the price. It removes a “this looks neglected” moment at the curb, and it costs little.
